California: A New Home Sale Disclosure — Wildfire Warnings

A new rule in California is now forcing home sellers to disclose if the dwelling is in an area susceptible to wildfire and what the seller has done to make the home less susceptible to wildfire.

A lot of states force sales to include risks like flooding but California is the first state in the country to force a wildfire hazard disclosure. If this rule is successful, others will likely follow.

The disclosure has to include things that will put home in danger during a wildfire like combustible roofs, vents that aren’t covered, single-pane windows and vegetation control and clearing at least five feet out from the house.

A buyer can really benefit from the disclosure if the seller has taken care of those issues.

By the way, over 90% of California’s homes were built before 2010 and there are two million of them in high risk areas.
